It is important that you put yourself in the place of the guest and equip the property with items that you would like to find if you were renting the property. Labour saving devices such as dishwashers, although not essential will make your property more attractive to guests in this highly competitive market place and put your home to the top of their short list. Furnishing ServiceMurcia Villas La Manga works with a number of furniture suppliers in the local area offering stylish and affordable furniture packages to suit all tastes and budgets. We can arrange for a specialist to contact you to run through your requirements. Alternatively, we can assist in completing the furnishings by purchasing patio furniture, sheets and towels and other items that you may not have the time to arrange when you are here in Spain. We can organize anything from Air conditioning installation, patios and garden landscaping, swimming pool, hot tubs and soft tubs. Keys and Lock changing servicesMurcia Villas La Manga will need three sets of keys to the property. These are coded and kept in a locked store cupboard at our office. The key coding does not reflect in any way the address of the property. Unfortunately, due to a number of property break ins and attempted break ins, we recommend that you have the locks changed once you take possession of your property. It is also advisable that you have the locks changed if you have recently changed management company. Changing the locks will give you peace of mind that your home is secure whilst you are away. From time to time, unfortunately keys are mislaid by guests or simply the lock seizes and we have to change the locks. We will carry this out immediately if your home is at risk and let you know that your new set of keys will be ready for you to collect for your next visit. Through our unique marketing methods we will find generate holiday bookings or a long term let for your property and offer the peace of mind of regular contact with the tenant or guest during their stay at the property. A) Property Management A) Property ManagementProperty Management is important to owners not living in close proximity to their home in Spain. We understand that your property is not just an investment; but that this is your home in the sun and respect the fact that it might need maintenance from time to time. We will act as your caretaker and ensure peace of mind in your absence. Our management package can be as flexible as you need it to be. Regular Property Visit and InspectionsWe visit your home at least once a month to air the house, check and repair any minor maintenance problems. We check that all the light bulbs are working, water the plants, air the rooms, test the water to the bathrooms and kitchen and check for leaks. Humidity can be a problem. Therefore, it is crucial that the house is aired on a regular basis to prevent any build up of damp. We have a twenty point checklist to give you peace of mind. InventoryMurcia Villas La Manga compiles a full inventory listing of the items that you have in the property together with their condition. This will be retained on disk and can be updated quickly and easily. Maintenance TeamMajor faults are reported immediately. We obtain quotes for repairs from our reputable contractors and organise the repair upon your authorisation. If the repair is urgent, such as a water leak, we of course take steps immediately to prevent any further damage. Spreadsheet and AccountsIn addition to visiting the property and carrying out minor maintenance, we provide a statement on your account to show the balance and any expenditure. Villa BooksEach property has its own individual information folder to ensure that your guests have a trouble free and enjoyable holiday. The information folder details the local area with maps, dates and details of local fiestas, markets and attractions. Calendar and AvailabilityWe keep an up-to-date spreadsheet calendar of any friends or family that will be using the property over the year to ensure that we clean and prepare the property in good time and to your wishes and specification. B) Management and LettingsFull management of the property, as detailed above. Murcia Villas La Manga undertakes to market and advertise the property for both long and short term rentals, as required. Pricing and Availability CalendarWe create a directory of prices for the property depending on the time of year and the weather. We keep an availability calendar and we would ask you that you simply email us to let us know when you are using the property so that we take the property off line for potential guests. We email you to let you know when a client has reserved the property and contact you again to confirm that payment has been made. Clients' Own BookingsMurcia Villas La Manga is happy to assist in the administration, cleaning and laundry of your own bookings. However, we do ask that you inform us of any bookings that you have taken yourselves by informing us by email or fax of the booking dates, as we need to keep our availability spreadsheet completely up to date C) Registration and Marketing ServiceSome clients employ us simply to market their property and take bookings for holiday and long term rentals. There is a registration fee for this service of €165 plus IVA. The marketing package for clients who opt for the registration service includes
Pricing and availability calendarAs detailed above. D) Key Holding ServiceIt is a legal requirement that owners who do not live as residents in Spain to have a nominated key holder that retains the keys to the property. Key Holders are required to allow workmen access for a number of reasons. Perhaps there has been a leak in the apartment above and there is water damage. The insurance assessor will need to access your property to put in a claim for the damages. There is a problem with an electrical installation and the company need to access the property to sort out the problem.
